The largest area of growth in Lone Tree over the coming decades is the 3,500-acre, RidgeGate planned development located south of Lincoln Avenue, and east and west of I-25. RidgeGate is being developed as an urban, mixed-use environment that offers people a variety of residential, employment, shopping, and dining options. RidgeGate is currently home to nearly 5,000 residents. At buildout, RidgeGate is estimated to be home to 30,000 residents and 50,000 jobs.

RidgeGate West

Approximately 1,500 acres of the development is west of I-25. This area is close to being built out with only a handful of vacant sites remaining. This neighborhood is home to the Sky Ridge Medical Center, Charles Schwab, Kiewit, and a diversity of retail, commercial and residential neighborhoods. RidgeGate West is also home to the Lone Tree Arts Center, the Lone Tree Recreation Center, and the Lone Tree branch of Douglas County Libraries. Bluffs Regional Park and hundreds of acres of other open spaces are integrated into the neighborhoods.

RidgeGate East

Approximately 2,000 acres of RidgeGate lies east of I-25 and includes the RidgeGate Parkway and Lone Tree City Center RTD Stations, Schweiger Ranch, portions of the Happy Canyon Creek, and Badger Gulch natural corridors, and a large expanse of undeveloped land.

Plans for the area include the new Lone Tree City Center, three residential villages, commercial districts, parks, schools, and public facilities.

Southwest Village

Nestled between Happy Canyon Creek and Badger Gulch, the Southwest Village is located east of South Havana St. and south of RidgeGate Parkway. The development is the first large-scale residential development east of I-25. Once complete, the Village will include over 1,800 homes, over 200 acres of open space and trails, and will be the site of Lone Tree’s first regional park.

The East Villages Sub-Area Plan guides development for the Southwest, Southeast, and Central Villages, as well as the Central Village Couplet and Lincoln Avenue Districts.

Lone Tree City Center

Adjacent to I-25 on the east, and stretching from Lincoln Avenue to Schweiger Ranch, the Lone Tree City Center will become the city’s downtown heart. The City Center planning area includes two RTD transit stations; the RTD Park-n-Ride garage; commercial, office, and residential districts; public plazas; and a street that can transition to a pedestrian-only way for community events. Portions of the Lone Tree City Center are also included in Excel Energy’s Opportunity Zone.
