Koelbel and Company has officially opened Forte, a new affordable senior housing community in Lone Tree, marking another milestone in the continued growth of RidgeGate East. The 101-unit rental community was made possible through funding support from the Colorado Housing and Finance Authority (CHFA) tax credit program, awarded in 2023. 

Designed to serve older adults, Forte offers attainable housing through an income-averaging model, with units available to residents earning between 30% and 80% of the area median income (AMI), maintaining an overall average below 60% AMI. 

Residences range from 594 to 1,074 square feet and include thoughtfully designed features such as full kitchens with modern appliances, in-unit washers and dryers, individually controlled heating and cooling, and pre-wiring for cable and internet. 

Forte also emphasizes community and connection through a variety of on-site amenities. Residents can enjoy a rooftop community room with outdoor space and BBQ area, a fitness room, and a welcoming lobby-level lounge complete with a coffee bar, game area, and covered patio. Additional features include on-site property management, controlled-access entry, security cameras, and first-come, first-served covered parking. 

This development represents Koelbel and Company’s second affordable housing community in Lone Tree. Its first, Talus, a 67-unit CHFA-funded apartment community completed in 2023 is fully leased.
