Lone Tree’s growth and development are guided by City adopted plans and regulations

Lone Tree Elevated is the City’s Comprehensive Plan. It reflects the community’s vision for how it will grow over the long term. The plan was created with extensive community engagement, stakeholder input, and policy direction from the City Council. Lone Tree Elevated establishes goals, policies and action items for topics including land use, transportation, parks and open space, infrastructure, housing, economic development, the natural environment, and other topics.

Lone Tree’s Municipal Code

One of the key implementation tools of Lone Tree Elevated is the City’s Municipal Code, which contains regulations related to land use, zoning, subdivision, building codes and other topics associated with development. Find the full municipal code here.

Design Guidelines and Standards

The City of Lone Tree has adopted Design Guidelines and Standards for Site Planning, Architecture and Landscaping, which support the vision of the comprehensive plan and supplement regulations in the Municipal Code. These documents are intended to shape how projects are designed to foster a high quality, safe, functional and sustainable built environment.

Lone Tree also has numerous master plans that guide its future development and land use decisions.

City of Lone Tree Planned Developments

Planned Development Districts identify areas within the City that are zoned to accommodate a mix of land uses and/or to provide specialized design criteria to support a specific design context and/or neighborhood character. Each Planned Development (PD) District includes an associated PD Development Plan that identifies permitted land uses and provides design criteria to guide development and redevelopment within the district.

In some cases, these plans are supplemented by framework or sub-area plans that specify additional development and design criteria for planning areas within the districts. For applicable residential developments, the framework for roads, residential lots, trails, and parks and open space areas may be further delineated by approved Preliminary Plans, as indicated. All PD District Plans provided below represent the most recent amendment to the plan.
