Park Meadows Retail Resort (Park Meadows) opened its doors in August 1996.
With its soaring timber beams, stone fireplaces, and warm mountain lodge-inspired design, the mall pays homage to Colorado’s mountain heritage. It’s a place that feels uniquely “Colorado,” inviting visitors to gather and enjoy more than just a shopping excursion, but a destination for people to experience.
The opening of Park Meadows grabbed attention both locally and nationally and set the bar for a premier shopping destination. With more than 180 stores, an expansive food hall, a movie theater, and major anchors like Nordstrom, Lord and Taylor, Dillard’s, Macy’s, and JCPenney, it brought new visitors, national recognition, and a surge of economic energy quickly becoming the Denver metro area’s largest mall.
The mall’s early success set off a ripple effect across the surrounding area. Big-box stores, restaurants, and services filled up empty land around the mall turning the area into a thriving destination. The investment helped fuel nearby neighborhood property values, and becoming a true amenity for the Denver south region. By the late 1990’s, the area bordered by I-25, Quebec Street, County Line Road, and C-470 had more than 60 stores and 2.5 million square feet of retail space.
In 2004, the Regional Transportation District voted to bring Park Meadows into its district, paving the way for the Park Meadows light rail station, which opened in 2019. Two years later, in 2006, Lone Tree residents voted to officially annex the retail resort giving Park Meadows its Lone Tree address. The annexation strengthened Lone Tree’s identity as a regional shopping, dining, and entertainment destination. By annexing the mall, Lone Tree gained a reliable source of revenue to support City services, infrastructure, and future growth.
In 2008, Park Meadows introduced The Vistas outdoor shopping and dining experience (replacing the Lord and Taylor anchor), a 154,000-square-foot outdoor addition designed to feel like a mountain village, complete with landscaping, sculptures, water features, and inviting patios. It quickly became a favorite spot for dining and gathering, expanding the experience beyond shopping.
Nearly 30 years later, Park Meadows is still Colorado’s largest mall and Lone Tree’s strongest economic anchor, welcoming millions of visitors each year. In a constantly changing mall and retail environment, its owner, Brookfield Properties, has kept the retail resort fresh with major investments including an outdoor playground, a renovated food hall, and currently under construction, a four-level parking garage with nearly 1,000 covered spaces and new signage.
Park Meadows has never been just a mall. It’s a landmark that shows how smart investment, community partnerships, and a vision can shape a City’s story. Three decades on, it’s still doing exactly what it set out to do in 1996: bring people together, serve as a destination, and fuel a thriving economy.
