This is a proposal for the development of a new townhome community named Hawkview that would contain 274 townhome dwelling units, with each dwelling unit located on its own platted and legal lot to allow the townhomes to be a for-sale housing product.  The project is located within Planning Area 2 of the Willow Creek Mixed Use District Planned Development.  Three different forms of townhomes are proposed, including paired homes (two dwelling units connected with a shared wall), back-to-back townhomes (four dwelling units connected in a cluster form with multiple shared walls), and traditional rows of townhomes with shared walls between each unit (in groups of four to six dwelling units).  The project includes the development of private roads and common open areas, which are proposed to be owned and maintained by a new metropolitan district created to serve the development.  Other site improvements include the development of a new public park between the proposed development and the existing Willow Creek trail and open space corridor, a new 15-foot wide trail along Park Meadows Drive, sidewalks, outdoor amenity spaces, and landscaping.  The applicant is proposing to plat portions of the existing Parkway Subdivision Filing No. 2 plat to amend and create new property lines to align with the proposed project.

  1. Final Plat application to replat portions of the existing Parkway Subdivision Filing No. 2 with new lot lines to serve the proposed project; and
  2. Site Improvement Plan (SIP) application for the buildings and site improvements associated with the project.
