RidgeGate Planned Development

The largest area of growth in Lone Tree over the coming decades is the 3,500-acre, RidgeGate planned development located south of Lincoln Avenue, and east and west of I-25. RidgeGate is being developed as an urban, mixed-use environment that offers people a variety of residential, employment, shopping, and dining options. RidgeGate is currently home to nearly 5,000 residents. At buildout, RidgeGate is estimated to be home to 30,000 residents and 50,000 jobs.

RidgeGate West

Approximately 1,500 acres of the development is west of I-25. This area is home to HCA HealthONE Sky Ridge, Charles Schwab, Kiewit, and a diversity of retail, commercial and residential neighborhoods. Home to the Lone Tree Arts Center, the Lone Tree Recreation Center, the Lone Tree branch of Douglas County Libraries, as well as Bluffs Regional Park and hundreds of acres of integrated open spaces, this area is close to being fully developed. Only a handful of vacant sites remain in existing developed areas and approximately 250 acres of land remain undeveloped on the Bluffs that is zoned for Rural Residential development.

RidgeGate East

Approximately 2,000 acres of RidgeGate lie east of I-25 and include the RidgeGate Parkway and Lone Tree City Center Regional Transportation District (RTD) Stations, Schweiger Ranch, portions of the Happy Canyon Creek and Badger Gulch natural corridors, and a large expanse of undeveloped land. Development plans for the area include the new Lone Tree City Center, three residential villages, commercial districts, parks (to include the future regional park), schools, and public facilities.

East Villages

The East Villages Sub-Area Plan guides development for the Southwest, Southeast, and Central Villages, as well as the Central Village Couplet and Lincoln Avenue Districts.

The Southwest Village (a.k.a. the Lyric at RidgeGate community), nestled between Happy Canyon Creek and Badger Gulch, is located east of South Havana St. and south of RidgeGate Parkway. The development is the first large-scale residential development east of I-25. Already welcoming residents, once complete, the Village will include over 1,800 homes, over 200 acres of open space and trails, an elementary school, and it will be the site of Lone Tree’s first regional park.

The Central Village Couplet District is located between and adjacent to the eastbound and westbound lanes of RidgeGate Parkway and is designed to function as a walkable, mixed-use community. This District will be home to market rate multi-family development, an age and income restricted senior residential development, as well as a neighborhood park, all already under construction. This District will also be the future home of the Lone Tree Justice Center, a second library, a second recreation center, a ballfield park, a grocery and retail center, as well additional residential and park development.

Lone Tree City Center

Adjacent to I-25 on the east, and stretching from Lincoln Avenue to Schweiger Ranch, the Lone Tree City Center will become the city’s downtown heart. The City Center planning area is already home to two Regional Transportation District (RTD) light-rail stations, the RTD Park-n-Ride garage, a park, a market rate multi-family development, and an income restricted residential development. Future development in this area will include commercial, office, and residential districts; parks and public plazas; and a “festival” street that will be designed to transition to a pedestrian-only way for community events.

Lone Tree City Center

RidgeGate East Planning Documents

In addition to the City’s Comprehensive Plan and City Code, development for this area is governed by the RidgeGate 7th Amendment Planned Development District, as well as a number of sub-area plans and supplemental master plans.
