This is a proposal for the development of a new two-story restaurant with approximately 5,700 square feet of indoor dining and 595 square feet of outdoor patio space. The proposed project is being constructed where a previous restaurant stood on the northeast corner of South Yosemite Street and Park Meadows Drive. The site is zoned as part of the Westbrook Entertainment Planned District.
The existing traffic pattern of the parking lot is to remain the same as the previous restaurant. Crosswalks will be added to enhance pedestrian connectivity. Many of the existing trees on site will remain and new plantings will be added to the landscaping.
This application includes a request for a variance to reduce the minimum required parking. The proposal includes 53 parking spaces on site, while city parking standards require a restaurant of this size to provide a minimum of 86 parking spaces.
