This is a proposal for the development of a commercial shopping center containing a grocery store, numerous retail buildings, and a gas station.  The project is proposed to be named the Lone Tree Village.  The proposed development would be located between the westbound and eastbound portions of RidgeGate Parkway and include development adjacent to High Note Avenue and Rhapsody Road.  The proposal includes the development of a stand-alone grocery store, six smaller retail buildings, and a stand-alone gas station.  Other site improvements such as new driveways from surrounding public streets, parking lots, sidewalks, outdoor amenity spaces, and landscaping are also proposed.  The applicant is also proposing a replat of the existing RidgeGate East Filing No. 3 subdivision plat to amend property lines to align with the multiple buildings proposed as part of the project.  The development site is part of the RidgeGate Parkway Couplet District as identified within the RidgeGate East Villages Sub-Area Plan.

Please note that this proposal is for one project but includes multiple applications:

1) Replat application to replat the RidgeGate East Filing No. 3 subdivision with amended lot lines to serve the proposed project;

2) Site Improvement Plan (SIP) application for the buildings and site improvements associated with the project, and;

3) Variance applications for exceeding the maximum number of allowed parking spaces on the grocery store lot and not meeting the minimum number of required parking spaces on the retail building lots.
