The four applications below were released on a first referral that closed on February 10, 2026. In response to comments received during the first referral, the applicant has resubmitted application materials; resubmitted materials include responses to prior referral comments and revised plans/documents. The applications are now released on a second referral with a priority deadline of May 26, 2026.

To provide comments on the other associated applications described above, please fill out separate comment forms available on those application’s separate project webpages (see links below). All public comments received before the priority deadline will be included in the agenda packet for this project’s public hearings. Comments received after the priority deadline will be incorporated into the public record at the public hearing.

This is a proposal for the creation of a Sub-Area Plan that will guide future development of the Rural Residential Planning Area within the RidgeGate Planned Development District, 7th Amendment, and also the majority of the Residential Planning Areas within the Southridge Preserve Planned Development District. The Sub-Area Plan is a requirement of the RidgeGate Planned Development District, 7th Amendment, and is required to be prepared and approved by the City prior to or concurrent with any subdivision application within the Rural Residential Planning Area. The applicant is proposing to include the Southridge Preserve Planned Development District area within the same Sub-Area Plan. The Sub-Area Plan is intended to provide framework plans, design guidelines, and development standards that future Preliminary Plan, Subdivision Plat, and Site Improvement Plan applications will be required to adhere to. The applicant is proposing to name the development that is proposed in the Rural Residential Planning Area and Southridge Preserve Planned Development District area the “Hillcamp” community, and therefore the Sub-Area Plan is titled the Hillcamp Sub-Area Plan.
Please note that the applicant has submitted four separate applications for concurrent review by the City of Lone Tree. These four applications make up the applicant’s initial development proposal for the “Hillcamp” community. While being reviewed concurrently, each application must be reviewed and decided upon by the City separately.
