This is a proposal to adjust the classification of parks and adjust the acreage of different classifications of parks within the RidgeGate Southwest Village (i.e. Lyric neighborhood). The developer of the Southwest Village is nearly complete with subdivision plats within the Southwest Village and is proposing to adjust the park classifications and acreages to address park dedication requirements and reflect actual platted property. The proposal includes the three following applications/requests:
- RidgeGate Southwest Village Preliminary Plan Amendment (application RG26-0003): This application proposes to reclassify Lyric Park (within Tract BQ of the SW Village Preliminary Plan) as a Village Park to achieve related annexation requirements, and to expand another neighborhood park (Poet’s Park within Tract CI of the SW Village Preliminary Plan) to meet neighborhood park dedication requirements. The application also proposes to adjust neighborhood park dedication requirements based on the number of lots/residents within the SW Village, as the number of lots actually platted by the developer is less than initially anticipated. The overall changes actually result in slightly more acreage of total parks between the newly classified Village Park and expanded neighborhood park.
- RidgeGate Southwest Village Park Master Plan Amendment (application RG26-0002): This application proposes to amend the previously approved Park Master Plan to reclassify Lyric Park as a Village Park and identify the neighborhood park (Poet’s Park) that is proposed to be expanded in the Preliminary Plan Amendment application described above. The application materials identify the expanded size of Poet’s Park and the conceptual improvements for those new park areas.
- Plat Amendment (application SB26-0001): This application proposes to adjust the boundaries of the tract where Poet’s Park is proposed to be expanded by the Preliminary Plan Amendment and Park Master Plan Amendment applications described above. The plat amendment replats existing Tract K, which was previously identified as an open space tract only, into two new tracts – Tract K-1 and Tract K-2. Proposed Tract K-2 would become additional neighborhood park land as part of the expanded Poet’s Park, and Tract K-1 would remain as an open space tract.
