Lone Tree City Center

Metro Denver's Next Large-Scale, Vibrant Downtown

The City Center will become an authentic downtown environment for the City of Lone Tree, known for its districts that are tied together by robust transit, a comfortable pedestrian environment and a network of bikeways. The City Center aims to build upon the existing quality and character of the Lone Tree community. It will be supported by employment centers, shopping areas and housing choices. The vibrant open spaces, parks and plazas throughout the City Center will provide users a diverse network of placemaking spaces, offering plenty of opportunities for recreation, relaxation and community gathering

Community Vision
The Lone Tree City Center is a long-planned development first envisioned by the community when Lone Tree voters annexed the land into the City in the year 2000. Lone Tree voters also overwhelmingly voted to join the Regional Transportation District (RTD) in 2003 to bring light rail into the City Center to support transit-oriented-development.

The Lone Tree community was critical in the development of the Lone Tree City Center Subarea Plan, which further articulated the vision for the area.

An Already Adopted Plan
Already approved by the Lone Tree City Council in 2018, the Lone Tree City Center Subarea Plan envisions a 440-acre dense, walkable, and vibrant urban center. The plan is focused on high quality design principals while allowing flexibility to accommodate market demands and potential anchor projects.

Single Landowner
North of RidgeGate Pkwy, the Lone Tree City Center is owned by a single landowner, the experienced Coventry Development Corporation.

Planning For Scale
Upwards of 35,000 jobs and 5,000 units of residential have long been expected for the City Center. Upwards of 12 million sqft of office and retail space is anticipated. As such, the City has already been building capacity for the millions of people expected to visit the City Center each year.

Hundreds of Millions Already Invested
The City and its partners have already made $350 million in significant infrastructure investments to support the site, including building a new interchange at RidgeGate Parkway and I-25 and extending light rail into the heart of the City Center. $120 million+ of major improvements to the Lincoln Avenue/I-25 interchange, along with a new regional bus station connecting Lone Tree with Colorado Springs, are currently in design.

  • Are at least 40 acres
  • Have reliable and robust electric power service or capacity available from Xcel Energy
