Plan Review

Commercial and Tenant Finish permits require an Administration Review Form be completed before permit issued. (South Metro Fire Department, South Gate Water and Sanitation, Community Development and Public Works Department.)

If the project requires Tri-County Health review, the signed letter must also be received prior to the permit being issued.

The City of Lone Tree provides Electrical and Plumbing inspections/contemporaneous reviews.



Permit submittals require 1 electronic set of all documents/plans (PDF is the preferred format). Plans must be combined as one unlocked and editable PDF file. Commercial and Tenant Finish permits require an Administration Review Form be completed before permit issued.

  • 1 set of complete plans combined as one pdf, plans must be unlocked and editable with all engineering stamps including the following information:
    • Site plan
    • Architectural (floors, roof, schedules, sections, etc.)
    • Structural stamped by engineer
    • Mechanical stamped by engineer
    • Plumbing stamped by engineer
    • Electrical stamped by engineer
  • 1 Soil Report, complete and stamped by engineer. (Electronic only)
  • 1 Structural Calculations book, complete and stamped by engineer. (Electronic only)
  • 1 set of Project Manuals if used. Complete and stamped by engineer. (Electronic only)
  • 1 set of Energy analysis; building envelope, electrical/lighting and mechanical portion (Electronic only)
  • 1 set of roof truss details and layouts, complete and stamped by engineer. (Electronic only)
    • The structural engineer of record must review the truss details prior to submittal.
    • Provide signed letter from engineer.
  • 1 set of metal building plans and calculations if used. Complete and stamped by engineer.

  • 1 set of Energy analysis; building envelope, electrical/lighting and mechanical portion (Electronic only)

Note: if additional HVAC units are installed a structural analysis will be required.

  • Rooftop plan or aerial photo identifying the location of the RTU
  • Proposed height of new RTU, measured from the roofing and including the curb, in relation to the existing parapet or screening
  • **Please Note: No part of the HVAC unit shall extend above the parapet wall without additional screening being required**

  • 1 Set of complete plans, Architectural (foundation/basement layouts, floor plans include window layout, elevations), air barrier details, water resistant barrier details/flashing, roof ventilation, details, electrical, smoke detectors and bathroom fans.
  • 1 Set of Manual J & D reports for the mechanical systems.
  • 1 Set of foundation drawings stamped by the engineer of record.
  • 1 Soil Report, complete and stamped by engineer.
  • 1 Set of truss layouts and details stamped by the engineer of record.
  • 1 plot plan

  • Complete set of construction plans including architectural and engineering details, if applicable
  • Electronic plans must be submitted as one document. Individual pages or images will not be accepted. Please combine all pages together as one PDF document.
  • Site or Plot plan: please provide side and rear setbacks
