The City of Lone Tree is currently reviewing a development proposal from Shea Homes for the Southwest Village, located east of South Havana St. and south of RidgeGate Parkway. The site is between Happy Canyon Creek and Badger Gulch and abuts the open space and regional trail system.
The Southwest Village plan represents Lone Tree’s first large-scale residential development east of I-25 as part of the RidgeGate Planned Development, which consists of a total of 3,500 acres both west and east of I-25, annexed into the City in 2000. The Southwest Village plan includes over 1,100 single-family residential lots, with associated residential and neighborhood park amenities; single-family attached developments, such as townhomes; commercial development opportunities along RidgeGate Parkway; and over 200 acres of newly designated, publicly accessible open space.
The application submitted to the City is known as a “Preliminary Plan” and describes how land will be subdivided to create roads, lots and tracts for the intended purpose (i.e. a home site or a park). The plan is guided by the City’s Comprehensive Plan, by the zoning guidelines approved for the RidgeGate Planned Development District, and by the Sub-Area Plan for RidgeGate’s East Villages.
The Southwest Village plan provides a dedicated site for the future development of the City’s regional park, the first of its kind for Lone Tree. The regional park will be located along the Happy Canyon Creek corridor and will be connected via a local and regional trail system to open space lands, Schweiger Ranch, as well as to the RidgeGate Parkway RTD Station.
The Preliminary Plan will be reviewed by the City Planning Commission and acted upon by the City Council at public meetings to be held later this year. Pending approval, Shea Homes anticipates construction in the Southwest Village will begin in 2021. The City welcomes your interest and input on this development, and all future development.
