This is a proposal for an amendment to the Centennial Ridge Planned Development District, 2nd Amendment. The Planned Development Amendment application (application ZR24-0001) is being reviewed concurrently with a related Site Improvement Plan Amendment application (application SP24-0003).
The Planned Development Amendment would result in the existing Planned Development District becoming the Centennial Ridge Planned Development District, 3rd Amendment. The proposed amendment includes a proposal to add “Public and private schools” as a use permitted by right in Planning Area A of the Planned Development District. Planning Area A is made up solely of the property at 9941 Lone Tree Parkway that was formerly the Cornerstone Church building and site. Therefore, the result of the proposed addition of the school use as a permitted use would apply only to the former Cornerstone Church property. A school would still not be allowed in any other area of the Planned Development District. The applicant is also proposing an additional development standard to be added to Planning Area A that would require a traffic study and queuing analysis to be provided and reviewed by the City for any proposed change in land use (for example, changing from a church to a school).
The Site Improvement Plan Amendment application (application SP24-0003) being reviewed concurrently includes a proposal for a change of use to a private school. Details of the proposed private school use, including a traffic study and on-site circulation and vehicle queueing plan, are being reviewed as part of that Site Improvement Plan Amendment application. PUBLIC HEARING NOTICE
This proposal will be heard by the Planning Commission on June 11, 2024. The meeting will be held at 6:00 p.m. at the Lone Tree Civic Center in the City Council Chambers, 8527 Lone Tree Pkwy., 80124.
Due to the 4th of July holiday affecting the schedule for public notices in the newspaper, the required notice for the public hearing on Ordinance 24-06 (Ambleside School) could not be published. This was because the newspaper’s deadline was before the City Council approved the first reading of the ordinance on July 2. The public hearing for this ordinance has been rescheduled to the City Council’s meeting on August 6 at 7pm, to be held at the Lone Tree Civic Center. Please note that no public comment for this ordinance will be accepted by Council on July 16th. Public Comment will be taken at the August 6th meeting.
