This is a proposal for an amendment to the Southwest Village Preliminary Plan. The Preliminary Plan Amendment application (application PP23-02) is being reviewed concurrently with a related Planned Development Amendment application (application ZR23-01).
The Preliminary Plan Amendment would result in a change in land use designations for multiple Planning Areas within the RidgeGate Planned Development District (as proposed to be amended by the related Planned Development Amendment application). More specifically, the relocated Commercial Mixed Use (C/M-U) Planning Area #5 would be identified as a Commercial land use within the Southwest Village Preliminary Plan, and the area previously identified as Planning Area #5 (now part of the Residential Mixed Use (R/M-U) Planning Area #12) would be identified as a Single Family Attached land use within the Southwest Village Preliminary Plan. In addition, the Preliminary Plan Amendment proposes to identify a small portion of the extended R/M-U Planning Area #12 as a Commercial land use (located at the southwest corner of the intersection of High Note Avenue and RidgeGate Parkway (eastbound)). This additional Commercial land use designation within the Southwest Village Preliminary Plan maintains the same overall Commercial land use acreage as is currently identified in the existing RidgeGate Planned Development District, 6th Amendment.
The Preliminary Plan Amendment also includes proposed changes to the street and lot layout in the southwest portion of the overall Southwest Village Preliminary Plan boundary, located south of Lyric Street and west of the existing termination of Tenor Trail (see Sheet 4A for the identification of this area), and proposed changes to the alignment and maintenance responsibilities of the trails within the Southwest Village Preliminary Plan boundary. The changes in street and lot layout are due to the discovery of a higher than anticipated water table in that area of the Southwest Village Preliminary Plan. The changes in alignment and maintenance responsibilities of the trails are based on further engineering and civil design work during the development of the construction and grading plans for the trails.
