This is a proposal for a rezoning from a mixture of existing Commercial and Business zoning districts to a new Planned Development District.  The new Planned Development District is proposed to be named the Willow Creek Mixed Use District.  The property included in the proposed rezoning includes the land bounded on the west by the existing Furniture Row store, on the north by C-470, on the east by Yosemite Street, and on the south by Park Meadows Drive.  The City-owned land in the center of the proposed rezoning area is not proposed to be rezoned and will continue to be City-owned and retain its existing Park and Open Space zoning.

The proposed rezoning includes the creation of four new Planning Areas.  Two of the Planning Areas are proposed to allow Commercial land uses only.  These Commercial Planning Areas are proposed immediately east of the existing Furniture Row store and at the intersection of Yosemite Street and Park Meadows Drive.  The other two Planning Areas are proposed to allow Mixed Use land uses, including both commercial and residential uses.  These Mixed Use Planning Areas are located on the east side of Willow Creek adjacent to C-470 and on the west side of Willow Creek between the City-owned open space and the Commercial Planning Area to the west.

The proposed Willow Creek Mixed Use Planned Development District includes development and use standards for each of the four Planning Areas.  The Planned Development describes public infrastructure improvements that will support future development of the area, and also describes park, trail, and Willow Creek corridor improvements that will occur within the City-owned open space.  The existing Willow Creek regional trail will remain but is proposed to be improved along with restoration work within the creek corridor that will improve the functionality of Willow Creek and prevent future erosion impacts to the surrounding creek banks.

Please note that actual development within the proposed rezoning area is not yet proposed but will be reviewed in the future during subsequent subdivision and/or Site Improvement Plan (SIP) application review processes.

 

PUBLIC HEARING NOTICE

This proposal will be heard by the Planning Commission on March 26, 2024. The meeting will be held at 6:00 p.m. at the Lone Tree Civic Center in the City Council Chambers, 8527 Lone Tree Pkwy., 80124.
