This is a proposal for the development of a senior living apartment building consisting of 165 affordable housing units that will be reserved for those aged 55 and older. The proposal includes the development of a new building that is proposed to be constructed in two separate phases, but eventually will be connected and function as a single building and community. The Phase 1 building will contain 101 apartment units and the Phase 2 building will contain 64 apartment units. The proposal also includes the development of other site amenities including new driveways, parking lot, sidewalks, patio spaces, outdoor amenity spaces, and landscaping. Parking will be provided primarily within a garage tucked under the Phase 1 building but will also be provided in a surface parking lot behind the buildings. The site is part of the RidgeGate Parkway Couplet District as identified within the RidgeGate East Villages Sub-Area Plan.
The SIP application includes four variation requests: 1) A reduction in required parking consistent with the City’s adopted Attainable Housing Plan; 2) A deviation from the typical 60%/40% breakdown of predominant and secondary exterior building materials on the interior-facing elevations only; 3) A slight increase in the 25-foot maximum front setback to avoid required sight-line easements; and 4) An extension to the SIP expiration date to allow additional time for the Phase 2 building to apply for future affordable housing funding grant cycles.
Please note that this SIP proposal is to develop a lot within the RidgeGate East Filing No. 4 subdivision, which has not yet been approved or platted but is in the City’s application review process. The RidgeGate Senior Housing SIP application will not be approved until the associated subdivision application is approved.
